We are Andres and Kelly Ospina, a passionate couple living and loving Orlando, originally from Colombia! We work full time in Real Estate. Andres is a Realtor/Loan Officer, and Kelly is the Marketing Director/Manager. We also own a property management company called Ecologic Management!

  • We started because we saw that there was a big issue with the existing property management companies in Florida, from the outrageous up charges on cleanings and repair work, their lack of use of new technology and their extra monthly fees with no reason. Also, most management companies pay themselves first, which I find outrageous. Therefore, we decided to open up a company that can solve all of those problems.
  • We have been working in partnership with Airbnb for the last 7 years. We manage over 50+ listings in the Orlando and Kissimmee area and have more than 2,500 reviews in our profile with an average of 4.6 stars, and average occupancy rate of 75% – 90%.  (during normal times).

Below, please find some of the common expenses of running your home: *ESTIMATES*

  • Electric & Water  $200-$300
  • Internet  $60-100
  • Lawn Maintenance If not included in HOA, $60-100
  • Osceola County Taxes (if applicable)  6% of Gross Income 
  • Cleaning/Toiletries Supplies   $100 monthly
  • Cleanings  $100 – $400 per Cleaning 
  • Pool Maintenance (if applicable)  $60 – $100 
  • Management Fee  20% of Gross Income (total income)

You as the owner will be responsible to pay for utilities, pest control (if needed), wifi and lawn maintenance.  In Orlando, Melbourne, Kissimmee and DeLand we do offer landscaping, pool , and pest control services!

We have a whole team that includes the cleaning crew, handyman services, quality control and a dedicated relationship manager to make sure your guests receives the best experience.

1. Canceling your reservation for a stay

Your plans have changed and now you need to cancel your reservation. No problem. You can go to your Trips to cancel or make changes to your reservation.

Requesting a refund during your stay


If you’re experiencing an issue during your stay, you can ask your Host to fix it, request a partial refund, or request to cancel your reservation for a full refund. It’s important to submit your request within 24 hours of noticing the issue, and your Host will have 1 hour to respond. If they decline or don’t respond, you can ask Airbnb to step in to help.

2. Payment methods accepted

Airbnb supports different payment methods, depending on the country your payment account is located in.

We’ll show you which payment methods are available on the checkout page, after you select your country.

Offline or cash payments are a violation of our Terms of Service, and can result in removal from Airbnb. Off-site payments make it harder for us to protect your information, and put you at greater risk of fraud and other security issues.

3. Change the date or time of your Experience reservation

You booked an Experience, but the date or time no longer works for you? Don’t worry, you don’t have to miss out! You may be able to change your reservation, depending on your Host’s availability and their cancellation policy.

You’ll be able to review any changes in the total cost before you finalize the change.

If the options don’t work for you, you can request to book a date or time that’s not on your Host’s calendar or you can cancel your reservation.

4. Editing, removing, or adding a payment method

If an existing payment method on your account is incorrect (ex: an expired credit card), you can update it or add a new payment method.

Edit a payment method for upcoming payments


If you have an existing reservation with payments scheduled for a future date, such as a long-term reservation, you can change the payment method for the scheduled future payments.

Remove a payment method
 

You can remove a payment method from your account unless it’s being used on a pending or active reservation or a past reservation that ended less than 14 days ago. You also can’t remove your payment method if your Host has requested a reimbursement from you and Airbnb is reviewing their request.

Add a payment method
 

You can add a credit or debit card or another payment method to your account.

Set a default payment method
 

You can choose which payment method appears first on your list of available payment methods.

5. If your Host cancels your reservation

While it’s rare, sometimes a Host may need to cancel a reservation. We understand this can impact your plans in a big way. Rest assured that every booking made on Airbnb comes with AirCover, protection for guests against significant issues, including Host cancellations within 30 days of check-in. 

In the unlikely event a Host needs to cancel your booking within 30 days of check-in, you’ll automatically get a refund and we can help you find a similar or better home to rebook.

What to expect if your reservation is canceled


When a cancellation occurs, you’ll get an email with full details, including your refund info. Refund times may differ depending on how you paid.

If your cancellation happens within 30 days of check-in, we can also assist in rebooking a comparable or better listing.

6. When you’ll pay for your reservation

You just made a reservation—congrats! So, what happens next? Your payment method will be charged as soon as your reservation is confirmed (excluding security deposits). This applies for Instant Book, too.

No matter how far in advance you book, the Host doesn’t receive payment until 24 hours after your scheduled check-in. This gives both of you time to make sure everything is as expected.

Payment plan


If you choose a payment plan, you’ll pay a portion of the total upon confirmation, and the remaining balance will be automatically charged on the date(s) listed at checkout.

Long-term reservations
 

For reservations of 28 nights or more, you’ll be charged an initial down payment for the first month upon confirmation. After that, you’ll be charged monthly. You can review the dates of your monthly payments during checkout. Get more detail on paying for long-term reservations.
